We grade the floor for consistency, repair or patch any damage and remove all debris with special abrasives. We can design new baseboards or refinish stairs to match your new floors.

Sand Thoroughly

Once this layer is removed, we then sand the floors with several sanders to create a smooth, even pattern. We pay special attention to corners and difficult to reach sections with smaller sanders and custom angled tools.

Stain & Seal

Stain & Seal

We then utilize your choice of finish and color of stain to match the rest of the home or take it in a new style direction. Finally, we protect your floors with polyurethane and various varnishes to protect from new stains and scratches.

How Much Does Hardwood Refinishing Cost?

Refinishing cost is based on three factors:

  1. Size of the rooms – we calculate the cost by the square footage of floor to be refinished.
  2. The complexity of access – stairs and tricky corners require special handling.
  3. The number of coats – most refinishing jobs need 2 coats and sealant, but custom requests or combining colors require special handling and additional cost.

For the average hardwood refinishing job without any major complexities or extra coats of stain, the per square foot cost is $4.75. For extra large rooms or projects, we do lower rates on refinishing. Simply speak with our sales team to get an estimate. 

For a room that is 20×20 ft, the cost would be approximately $1,900

For a room that is 15×15, the cost would be approximately $1,068

How long will the finish last?

The lifestyle of the home determines how long the finish will last. With regular maintenance cleaning, a floor finish can last many years., often 7-10 yrs. When the finish becomes dull there are several professional service maintenance methods, such as a screen and recoat (see below) which can available to restore the luster without sanding.

When can we put our area rugs back down on the floor?

Each job is different, but we recommend 3-4 weeks before putting rugs back over the wood. Rugs can soak up or distort the wood stain before it is fully cured.

When can we walk on the floors?

You can walk on your floors lightly about 24 hours after the final coat is applied. Avoid walking with shoes or allowing pets for at least another 24 hours, as you may scratch the finish before it is completely set.

Will I need to move my furniture?

Please pack away small items before arrival. Our team will help do the heavy lifting of couches, dressers, and tables.

What if we have deep damage or stains on the floor?

Deep stains in the wood that are below the surface we are sanding can be fixed, but must be done so with replacing floor boards. It’s important to match the type of wood, grain and species your floor is built with to match.

Can you change the color of the hardwood?

Yes, you can go from light to dark, or dark to light or anywhere in between. With refinishing, you are removing the varnish and exposing the wood to be restained anyway you want.

Is there a lot of dust when sanding the floors?

With our standard process, the dust goes into a vacuum bag, and we vacuum between each coat as well as add plastic to all areas not being done. If there are adjacent rooms to the area being sanded, we will seal off the doorways to avoid dust floating through the house.

What if my hardwood floors are currently covered with carpet, vinyl, tile or laminate?

We will handle the removal of unwanted flooring materials and discard of them properly. This may increase the cost of the flooring job.

How long does it take to refinish hardwood floors from start to finish?

You should plan for about a week for the entire process. The floor must be prepped, built and sanded. Once dust is removed, the type of sealant will determine the drying time. Oil based tends to take longer – often 3-4 days plus drying time (longer if for larger jobs) and water based tends to dry faster, so it’s often 2 days (longer for larger jobs).

What is refinishing? When do I know it’s right for my floors?

Refinishing involves sanding the top layers of your hardwood. This will generally remove any dirt and a small layer of scratches or damage. The floor is sanded smooth and repaired accordingly. From here, you can stain and finish your floor boards with a variety of colors and sheens. Refinishing is ideal for floors that want the color changed or have experienced a lot of wear and tear. Refinishing leaves your floors looking the newest of any of the services we offer, but it is the most involved.
